Onboarding begins with a property and market evaluation. If the opportunity is a good fit, we create a launch or transition plan covering positioning, pricing, listing presentation, operating standards, cleaning, maintenance coordination and guest experience.

We actively manage rates, availability and minimum-stay requirements using market demand, local events, booking pace, seasonality and property-specific performance. Our goal is to balance occupancy and nightly rate while protecting the property’s long-term positioning.

Flint & Field coordinates cleaning, inspections, restocking and maintenance using trusted local service partners. We monitor the property’s condition and communicate with ownership regarding material repairs or expenses requiring approval.

Owners receive regular reporting covering reservations, revenue, expenses and property performance. Flint & Field collects booking revenue and distributes owner proceeds monthly after approved operating expenses, according to the management agreement.

Yes. Owner stays can be scheduled in advance, subject to existing reservations. We coordinate those stays carefully to minimize disruption to availability and the property’s revenue strategy.

Yes. We can transition a property from self-management or another management company. The transition plan addresses listing content, upcoming reservations, guest communication, vendor coordination, access systems and operating procedures.
